You have been in Marbella, has liked our fantastic weather, the lifestyle, the supply of services, our gastronomy, the Andalusian culture… and you have decided to invest in a property in Spain. What documentation is required to ensure that the purchase or sale is done smoothly?
- Data of registered property.
The seller must provide them. They appear in the deed of purchase of the property.
If you are the seller and don´t find the Deed, you can apply a “Nota Simple” here, entering “Registro de la Propiedad” in “Solicitar Nota Simple” and process your application by paying a small amount for transfer or bank card. You will receive it in your e-mail within 48 hours.
- IBI receipt and trash.
Seller can request it in Revenue Office of your Town Hall. Normally this receipt is paid by direct debt at your bank branch, so introducing the latest bank document of payment by direct debt will suffice. More info about IBI receipt in our blog.
- Referencia Catastral “Cadastral Reference”
It is a long alphanumeric reference which appears in the IBI receipt of property. It is unique and is assigned to each property.
- In case of foreigners: NIE (identification number for foreigners).
If you don´t have it, you must request it to the National Police. It also can be processed by a private agency that will take care of make heavier formalities for you.
- Receipt of community of property owners.
It is issued by the community of property owners to which the property belongs. Certificates must inform that the owner is up to date in payment of Community fees until the issue date thereof. Usually it is free but some communities charge up to 30 € per issue.
- Copy of supply invoices (electricity, water, gas …)
Each supplier issues its corresponding invoice (physical or email). If you do not have it, you must request it to each of them, presenting the document that identifies you as owner of that supply. These documents served to accredit that it is current in payments and identify supplies to change the ownership of the counters when the sale is made.
- Energy Efficiency Certificate
It is a certificate that shows the energetic quality of the installation. It is mandatory to sell or rent housing. It is issued by a technician and it must be approved by the corresponding professional association. Fees according to technician.
- Original passport for foreigners or Original DNI for Spanish.
