Are you thinking about enclosing the terrace? building a porch? replacing a chimney? covering a gallery? enlarge your home? demolishing a work shed? fence an urban property? place a billboard or building your own house and you don’t know yet if you have to ask for a permit?
You must know that EVERY act of building requires the previous perceptive municipal permit before carrying out the work. Therefore, you are compelled to request it and wait to carry out the works until you have the permit which authorises such modification.
When do I have to request the building permit?
You should ask the local government for the corresponding building permit if you are going to carry out any of the following actions:
– Urban plot
– Soil movements
– New constructions
– Modification of interior structures or exterior aspect of the existing buildings.
– Modification of the use of the building
– Demolition of buildings
– Placement of billboards visible from the Street.
– Some specific aspects gathered in the PGOU of your locality. It is advisable to check with the correspondent local organism before, because in general, all that have to do with the building or use of ground, would require the prior local building permit.
Where do I have to request the building permit?
You will have to ask for the building permit to the local government of the town to which the land/property/building belongs.
Where can I find a model of a request for a building permit?
Generally, the councils have normalised forms to ease the requesting of the building permit and they will only vary depending on the type of work. They will usually provide it for free. It is also possible that the webpage of the council offers this request template so that you can download, print and fill it with your data.
What should I write in the request?
The content of the request should be very clear and express what the interested wants to do, because that will be what is going to be authorised in the corresponding permit.

In the “entry register” at the local entity in which the works are going to take place.
Which documents should I present with the request?
If it is a small work or remodelling, only with the previous form, a copy of your ID and a copy of the budget of the work will be enough. When you present it, they will give you the fee settlement that you will have to pay in the bank and provide back the council a copy of the payment. The fees are settled about the total amount of the budget for the work that is going to be carried out, and the percentages that will apply will vary from one administration to another. You should check with your local administration the requisites, percentages to be applied, etc.
Depending on the scale of the work it is possible that you are asked for more documentation and provide a technical project signed by a professional and approved by the architects and building engineers association among other things. We advise you to book a date in your local corporation, explain them what you intend to do and they will guide you about the documents that you will need to provide.
